When is the best time of year to sell a home? Late spring and summer are usually thought of as the best times to put a home on the market because buyer demand steadily grows through the spring. The predictions this year buck that trend and it is believed sales will peak much sooner. With the home buyer tax credit expiring in June it will force many buyers to speed up their decisions to take advantage of the government program. According to LendingTree.com "The best time to get your house on the market this year will be February or early March, and maybe even earlier if you want to avoid competition."

The clock is no longer ticking for first time Buyers. You now have until April of 2010 to take advantage of the $8000. Plus if you are an existing homeowner you may qualify for a $6500 credit if you buy this year. Here is how the new rules break down:
First Time Buyer: $8000. Must not have owned a home in the last 3 years.
Current Homeowner: $6500. Must have used current home as principal residence for 5 of the last 8 years.
Must have written binding contract in place by April 30, 2010.
Maximum purchase price = $800,000
Income Limits: $125,000 single, $225,000 married.
